Most pest control companies in Southern California operate on a production-based model. For decades, the pest control industry has relied heavily on production-based pay. Large national companies such as Terminix helped popularize the route-production model and had been widely adopted, where technicians' compensation could be tied to the number and value of services completed. There is a reason for this; it maximizes company profits while sacrificing everything else.

But HOA pest control is different.

A community isn't simply another stop on a route. One HOA may have hundreds of homes, multiple buildings, common areas, pools, clubhouses, trash enclosures, landscaped areas, and ongoing resident concerns. The amount of time required to properly service one community can vary significantly from another. When technicians are primarily measured by production, there can be pressure to move on to the next stop rather than spend the additional time needed to properly address an issue.

We Believe in Paying for Time and Expertise

At X Pest Defense, we believe technicians should be compensated for their time, knowledge, and quality of service and not simply how many stops they can complete. That's why we believe in a strong hourly wage structure combined with efficient daily routes. Our goal is to build routes that make geographic and operational sense while giving technicians the flexibility to spend the appropriate amount of time at each community. If a community requires additional attention, our technicians should be able to provide it without feeling like they're sacrificing their production numbers and their wage.

HOA Pest Control Requires a Different Approach

Successful HOA pest control requires consistency, accountability, communication, and prevention.

We don't believe the goal should be getting through a community as quickly as possible. The goal should be servicing the community properly.
